How Commercial Properties Can Manage Sewage and Wastewater

For restaurants, shops, offices and property managers in Sharjah: why commercial drainage fails, how to schedule it, and what to do when it fails anyway.

A commercial property in Sharjah puts more through its drainage than a home does, at hours that matter more, and it pays a higher price when something goes wrong: a closed kitchen, a flooded car park, a tenant complaint. This guide is for the people responsible for that drainage — owners, restaurant managers, facility teams and property managers — and it covers how to keep it running and what to do when it stops.

Why commercial drainage fails

  • Grease. Restaurants and cafeterias send grease and food waste into a chamber that fills faster than anything at a residential property, and that pumping alone does not clear.
  • Volume. An office block or a shopping building serves hundreds of people; its tank fills at a rate nobody has checked since the building opened.
  • Shared responsibility. In a multi-tenant building it is often unclear who owns the tank problem until it overflows.
  • Sumps. Car parks and basements collect wash-down and rain in a sump that is out of sight until it floods.
  • Schedules that never changed. The collection frequency set at handover is still running years later, with more tenants and a tank full of sludge.

Restaurants and food businesses

A restaurant's grease chamber and holding tank need collection on a fixed frequency, and the frequency is usually shorter than the owner expects. Set it from how full the chamber is on the first visit, not from a guess. Have the chamber cleaned properly, not just pumped, when the interval starts shrinking. And schedule collections before opening or after closing — a tanker outside during service is bad for trade, and we work 24 hours a day so it never has to be. If a floor drain has already backed up, that is a drainage cleaning call.

Property managers and multi-tenant buildings

If you manage a building, or several, the tanker company should be a supplier you never have to think about. What that looks like in practice:

  • A collection frequency agreed per building, based on the tank and the occupancy, and reviewed when tenants change
  • The same drivers, who know the access, the watchman and where the tank cover is
  • Out-of-hours visits so tenants and customers are not disrupted
  • A discharge receipt from the treatment plant for every load, filed for compliance
  • One number for the planned work and for the emergency at 2am

Our commercial drainage service is built around this arrangement, with one contact for multiple sites.

Car parks, basements and sumps

The sump in a basement car park collects wash-down water and whatever rain finds its way in, and it is only noticed when the pump fails or the sump overflows. Put it on the same schedule as the building's tank, and know how to reach a tanker fast when it floods — standing water in a car park is a liability as well as a nuisance. Our wastewater removal page covers sump and drainage pit water.

When it fails anyway

Stop water use in the affected area, keep customers and staff away from any standing water, and call for a tanker with the location, the tank type and the rough size ready. Do not hose sewage towards the street or a storm drain. Once the emergency is cleared, ask why it happened — the cause is nearly always a missed collection, a tank full of sludge, or a change in occupancy — and fix the schedule so it does not happen again.
